Randall, Realtors has announced the sale of homes, priced in the six figures, in exclusive areas of Charlestown and Westerly.
The single-family residence at 49 Sunset Drive, Charlestown was sold for $2,035,000. Randall said that Rhode Island State-Wide Multiple Listing Service data showed that the sale was the fifth-highest valued closing of the year in Charlestown.
The property was co-listed by Chris and Amy Randall of The Chris Randall Group, part of Randall, Realtors’ Charlestown office, and Mary Jane DiMaio Caraway of RE/MAX South County. The Chris Randall Group also represented the buyers.
Town records listed the owner as of July 3, the closing date, as Sunset Holdings LLC, West Simsbury, Conn. It is part of the private community of Quonnie East Beach Association and has waterfront views of Quonochontaug Pond, and a dock, mooring and private beach. The three-bedroom, 3,715-square-foot house was built in 1995 on a three-quarter acre lot. Its current assessment is $2,683,600, most of it for the land, which is assessed at $2,147,300. It had been listed for nearly $2.4 million at the end of May, and for as much as $3.9 million in 2016.
“Sunset Lodge is a truly unique, quintessential New England property,” said co-listing agent Chris Randall.
The single-family home at 2 Tristam Trace in Westerly sold for $1,140,000. Dianne Lemay, a new agent with Randall, Realtors, represented the seller, Craig W. Murphy RTA and Donna C. Murphy RTA; the buyer was Kevin Yorio. The transaction closed on July 9. According to MLS data, the sale was the eighth-highest highest recorded price of the year in Westerly.
The four-bedroom, 3,556-square-foot house on a quarter-acre lot was built in 2003 in a gated community near Misquamicut and Watch Hill. It has an assessed value of $910,900, according to town property records, and has been listed at fluctuating prices in recent years. The high point was $1.5 million in 2015, according to real estate listings.
