WESTERLY — Lila Delman Real Estate and Randall, Realtors have announced the sale of 81 Ocean View Highway for $2.9 million. The 4,081-square-foot shingled Cape Cod-style house has five bedrooms and guest quarters, and is situated on a 2½-acre lot with views of salt ponds, The Misquamicut Club, and the Atlantic Ocean. Delman said the transaction was the highest sale in Misquamicut since February 2012, according to data from the Rhode Island State-Wide Multiple Listing Service and Vision Appraisal. Randall, Realtors said the sale was the third highest in Westerly this year.

Lori Joyal, Delman's Watch Hill sales manager, represented the buyer, and Lorraine Randall of Randall, Realtors' Charlestown office represented the sellers, who were listed on town records as Benjamin F. Miller III and Virginia K. Miller, trustees. The transaction closed on Aug. 28, and the property was listed in March for $3,350,000, according to Realtor.com. The town's assessment was $2,022,100.

In another high-end sale last month, 23 Pasadena Ave., a 4-bedroom, 5,484-square foot house built in 2007, changed hands on Aug. 21 for $4.4 million. The 0.85-acre property overlooks the Pawcatuck River in Watch Hill and has waterfront access. The buyers were reported as Marc G. and Maria Puglia, and the sellers were Robert E. and Wendy M. Cushman, Bedford Hills, N.Y. The buyers and sellers were represented by Olga Goff, with Olga B. Goff Real Estate. The property has an assessed valuation of $2,144,000, according to town records. It went on the market in May for $4,795,000.
